The Situation
A complete tear-off project where brick pavers had to be stored and reinstalled. It seemed straightforward until we stripped the roof.
The Discovery
All 36 drains were installed higher than the roof deck. The insulation was waterlogged, sitting in 2" of standing water for over 40 years.
The Response
Working with engineers, we redesigned the drainage system entirely, establishing positive flow and upgrading to high-end porcelain tile.
The Result
Despite the redesign and material upgrades, we kept the final price below the next highest bid at the time of tender.

When we started in 1993, the industry had a baseline. We decided that simply meeting the code wasn't enough to protect West Coast developments from long-term liability.

What materials do you specify for hot rubber?
We exclusively use Henry Bakor 790-11 and Hydrotech 6125. We refuse to use cheap 15lb organic felt. We only install 180g SBS sanded base sheets to entirely prevent blistering and off-gassing issues down the line.
Are the principals actually on site?
Yes. Donald and Chris oversee the installations. You aren't dealing with a revolving door of junior project managers. You deal directly with the owners who have 33 years of reputation on the line.
How do you handle changed conditions?
After 30 years in Vancouver we plan for the changing conditions. When we find 40-year-old waterlogged insulation or drains set too high, we collaborate with engineers to redesign the system while aggressively maintaining budget integrity.
How fast can siding crews follow your wrap?
Immediately. There is zero turnaround time. We waterproof the display suite and install counter flashing the same day. Your siding crews are up and running Day 1.
What about insurance and liability?
Fully insured, WCB compliant, and backed by a 33-year track record where our original 1993 installations are still performing flawlessly. We remove the risk from the GC.
